WINTERIZING YOUR ATLANTA HOME

Recently The Weather Channel invited Inspector Jake Accardi of Georgia State Inspections to share some tips on winterizing your home.

Cold weather is no problem, as long as you prepare your home for winter weather.  Winterizing your Atlanta home is relatively inexpensive and can prevent frozen pipes and other problems that require costly home repairs.

There are three major categories of winterizing:  Mechanical, Insulation and Freeze Protection.

Let’s start with Mechanical:

HVAC – Proper maintenance of the HVAC system is key.  A licensed HVAC contractor can help keep your system running at maximum performance with regular inspections.  I recommend scheduling an AC inspection in the spring and a furnace inspection in the fall for the following seasons.  You can also add a programmable thermostat to help save energy.

Air Filters – Change your air filters regularly, paying attention to the air flow direction on the filter package.  If you have a gas furnace, you can help prevent heat exchanger cracks by maintaining proper air flow and changing the air filter regularly with high air flow filters [click to continue…]

Fall is a beautiful time of year in Atlanta.  The temps are mild and the autumn leaves have really changed the landscape.  Perfect weather for opening the windows and giving the HVAC a break.  It’s also a great time to get some work done outside and tackle some important home preventative maintenance projects that will help you avoid expensive repairs.

Tree Survey:  While we are enjoying the autumn colors we should also be surveying our property for dead or damaged trees.  Winter may bring snow or ice and its weight can easily bring down larges branches or entire trees.  Some preventative maintenance in this area could alleviate the risk of huge repair or replacement costs from falling trees.  Also survey the tree branches that may be coming in contact with electrical or phone wires.  Careful pruning can help keep you connected later on.  Remember, safety first!  You may need a professional service to remove large limbs and trees.
